Real estate
WhatsApp for real estate.
Property buyers enquire on WhatsApp and expect an answer the same hour. Reply to every lead, book the site visit, remind them the day before, and keep every conversation with your sales team.
What does Baat do for real estate developers and brokers?
For real estate developers and brokers, Baat is a shared WhatsApp number for the whole sales team. Leads from ads and property portals arrive in one inbox, are routed to the right sales person, get follow-ups and site-visit reminders automatically, and reach HubSpot or Zoho CRM as contacts and deals.
A property enquiry goes cold within hours. Buyers send the same question to five projects and visit the ones that answer first. In many sales teams, each person works from their own phone, so the conversation leaves with them when they leave the company, and a manager cannot see who replied to which lead. Site visits are booked by phone and forgotten. Launch news reaches buyers through forwarded messages and PDFs, with no record of who saw it or who replied.
How do real estate developers and brokers use WhatsApp?
Each of these runs on Baat today. Open one to see how it works.
Use case
Reply to every enquiry while it is warm
Leads from ads, portals and your website get a first reply on WhatsApp straight away, with project details and a question about budget and location. Follow-ups go out on a schedule until the buyer replies.
Use case
Route each lead to the right sales person
Assign enquiries by project, location or language. A manager sees every open conversation, and when someone leaves the team, their chats stay with the company.
Use case
Book site visits and cut no-shows
Confirm the visit with date, time and a map pin, then remind the buyer the day before. A buyer who cannot come can reply to move it, instead of not turning up.
Use case
Announce launches and price updates
Send a new tower, a launch offer or a possession update to buyers who opted in, segmented by the project they asked about. Replies come back to the sales team.

Keep the number your buyers already have
If your team already uses the WhatsApp Business app, Baat can connect that number to the API and keep the app and your chat history working.
Example conversation
From enquiry to site visit in one thread.
A buyer who clicked an ad gets an answer in minutes, a shortlist of options, and a confirmed visit. The sales person who picks it up sees the whole conversation.
- Shared Inbox: One number for the whole team. Every lead is assigned to one person, and the history stays with the company.
- Journey Builder: First replies, follow-ups and visit reminders run on their own, on a timing you set once.
- Broadcasts: Launches and offers go to buyers who opted in, segmented by the project they asked about.

- Hi, I saw your ad. Do you have 2 BHK flats near Hinjewadi? 11:05 AM
- Hi Rohit, yes. We have 2 BHK homes in two towers, ready to move in by next year. What budget are you looking at? 11:06 AM
- Around 80 lakh. Can I see the sample flat this weekend? 11:12 AM
- Sure. Saturday 11 AM or Sunday 4 PM? I will send the location pin once you choose. 11:13 AM
- Sunday 4 PM works. 11:15 AM
An example. The people in it are made up.
Automation
No lead waits for a call back.
A journey starts when a lead arrives. It replies at once, asks one qualifying question, and sends follow-ups if the buyer goes quiet. Leads that show interest are handed to a sales person.
- New lead from an ad, portal or website form
- Send project details and ask for budget
- Wait one day for a reply
- Send a site-visit invitation if there is no reply

Why do property buyers prefer WhatsApp?
Because it lets them ask a question without taking a call. Buyers compare many projects at once, often in the evening or at the weekend. A message they can read and answer when it suits them gets a reply. A missed call from an unknown number often does not.
For the developer or broker, WhatsApp also keeps the details in one place. The brochure, the price sheet, the location pin and the visit time all sit in one thread. The buyer can find them again on the day of the visit.
How should a sales team handle WhatsApp leads?
Answer first, qualify second. The first reply should go out within minutes, even when nobody is free. An automated journey can send the project details and ask one simple question, such as budget or preferred location. It then hands the lead to a person once the buyer replies.
Route leads by project or by area, so the person who knows the project answers. A manager should see every open conversation, including the ones that have gone quiet. That is hard when each sales person uses their own phone, and easy when the team shares one number in one inbox.
What happens to chats when a sales person leaves?
With a shared number, nothing is lost. The conversations belong to the company’s number, not to the person’s phone. A new sales person can pick up an existing buyer and read the full history first. The buyer does not have to repeat their budget, their preferred tower or the date of their last visit.
Do broadcasts work for real estate?
Yes, if they go to the right people. A launch offer for a project in one city means nothing to a buyer who asked about another. Segment buyers by the project or area they enquired about. Send only to people who agreed to hear from you. A broadcast to a bought list, or to people who never opted in, gets reported, and reports can limit what your number can send.
Where does the CRM fit?
Baat pushes contacts and deals to HubSpot, and keeps them in sync with Zoho CRM. The CRM then reflects what happened on WhatsApp without anyone copying it across by hand.

Questions real estate developers and brokers ask about WhatsApp
Can my sales team share one WhatsApp number?
Yes. The whole team works from one number in the Baat shared inbox, on the web or on the Android and iOS apps. Each conversation is assigned to one person, so two people never reply to the same buyer.
We already use the WhatsApp Business app. Do we lose our chats?
No. Baat supports coexistence onboarding, so the number stays on the WhatsApp Business app, connects to the API as well, and keeps its chat history. Do not delete the app account before you start.
Do leads from Click-to-WhatsApp ads cost extra to reply to?
When a buyer messages you from a Click-to-WhatsApp ad, Meta opens a free entry-point window that may stay open for up to 7 days, so your replies in that window are free. Current rates for other messages are on the pricing page.
Can Baat update our CRM?
Yes. Baat pushes contacts and deals from WhatsApp to HubSpot, and keeps contacts and deals in sync with Zoho CRM. Your sales team does not have to copy details across by hand.
Can we send brochures and floor plans?
Yes. You can send images and documents in the chat, so a buyer can get the brochure, floor plans and location pin in the same thread as the conversation about them.
